Hi, I'm Armando Bracho.

I've spent the last several years estimating commercial roofing and exterior trades — first as a senior estimator, then leading a team of three estimators as Estimating Supervisor. I've built scorecards, written SOPs, and delivered hundreds of takeoffs for projects across multiple states.

I started SBAA Contracting because I kept seeing the same problem: GCs and subs get takeoffs that are either too slow, too vague, or full of gaps. My deliverables are designed for one thing — to get dropped straight into your proposal without rework.

Things contractors usually want to know.

How fast can you really turn around a takeoff?
Standard turnaround is 24–48 hours from the moment scope is confirmed. For larger or more complex projects (over 100,000 SF or multi-building), we agree on a custom timeline upfront — usually 3–5 business days. Rush options available for urgent bids.
What software and file formats do you work with?
Bluebeam Revu, PlanSwift, and Microsoft Dynamics are my primary platforms. I deliver in Excel (line-item workbooks), Bluebeam markup files, and PDF summaries. If your sales team uses a specific format, I can match it.
Do you serve outside Florida?
Yes. The work is fully remote — I serve general contractors and subcontractors across all 50 U.S. states. Plans get sent digitally; no geography limits the engagement.
What makes bilingual delivery valuable?
If your project teams or subcontractor crews are Spanish-speaking, having an estimator who can communicate fluently in both languages eliminates translation gaps that cause mistakes during construction. I deliver documentation in either or both languages on request.
How do payments and contracts work?
Most projects are flat-fee, paid 50% upfront and 50% on delivery. Recurring partners get monthly invoicing on net-15 terms. Simple one-page service agreement — no long-term commitments unless you want them.
Do you handle change orders or revisions?
Yes. Every project includes at least one round of revisions at no extra cost. Additional revisions or scope changes are billed at an hourly rate quoted upfront. Change orders mid-project are handled as scope additions with clear estimates.
